The memo below, the latest update on One Broadway, was sent Jan. 11 from Steven C. Marsh, managing director of real estate for the MIT Investment Management Company (MITIMCO), and Michael K. Owu, director of real estate for MITIMCO, to tenants and employees in One Broadway.
We are pleased to report that we have received all necessary approvals from city officials to re-open One Broadway. Re-occupancy will begin on Friday, Jan. 12.
We want to thank you for your patience in this matter and are eager to work with you to ensure the re-opening of One Broadway proceeds as smoothly and as safely as possible.
We recognize that while many of your questions about the fire have been answered by our communications since Dec. 8, you may have additional questions or concerns. To give you a chance to have those addressed, MIT, Meredith & Grew, and its consultants will conduct a tenant representative briefing to discuss recent improvements to the building, environmental and health testing that has been conducted, and other questions that you might have concerning re-occupancy.
Due to space limitations, we are requesting that tenants send no more than two representatives to the meeting. Details for the meeting are below:

Procedures for re-occupancy starting on Fri., Jan. 12, 2007
To ensure the re-occupancy proceeds as smoothly and as safely as possible, Meredith & Grew and MIT have established basic procedures which will allow you to get your equipment and employees back into the building with minimal disruption.
Tenants and employees with hand-carried bags only
Tenants who only have hand-carried bags (laptops, hand bags, briefcases, etc.) will be allowed full access to the building at any time from 7 a.m. on. One elevator will be dedicated for this purpose, and will be placed on independent operating mode and run by a security guard. Starting on Monday, full elevator access will be available. Any tenant or employee with bulk items, including furniture, wheeled luggage, carts, etc. will not be permitted access to this elevator.
Tenants and employees with bulk items
Tenants with bulk items to be moved back in will be allowed to use the remaining padded passenger elevators and the freight elevator during scheduled hours on Friday. This includes anyone with furniture, wheeled luggage, carts, etc. We will utilize the loading dock as well as street access for all occupants to help ease the crunch.
The schedule for move in of bulk items on Friday will be as follows:
- 7 - 10:30 a.m.: Retail (Zigo), 3rd, 5th, 6th floors
- 10:30 a.m. - 2 p.m.: 7th, 8th, 9th, 10th floors
- 2 - 5:30 p.m.: 11th, 12th, 13th floors
- 5:30 p.m. - 9 p.m.: 14th, 15th, 16th floors
Weekend access to the building for tenants with bulk items
The building will also be open on Saturday and access hours will follow the same schedule. Access to the building on Sunday can be made by arrangement by contacting John Sullivan at Meredith & Grew.
The rent abatement period for direct office tenants and Zigo will extend from Friday, Dec. 8, 2006 to Tuesday, Jan. 16, 2007. Rent will commence on Wednesday, Jan. 17, 2007.
The rent abatement for the remaining retail tenants will extend from Friday, Dec. 8 to Thursday, Jan. 4, 2007. Rent will commence Friday, Jan. 5.
